Waverley Bowling Club Residential Units Expected to Sell Out As Development Begins

The approved development of a 55-apartment unit at the site of the Waverley Bowling Club on Birrell Street has been receiving a “rush of inquiries” from interested investors, per the developer.

Expected to start construction in mid-2021, the Mirvac luxury retirement project is primed to become quite popular with its target demographic — the over 55 years old — as the site is will be featured with four different buildings and two new bowling greens at the centre.



One section of the land will house a six-storey residential apartment, boasting of a view of the ocean. It will have a landscaped rooftop as a communal area for residents who would love to indulge in outdoor dining and barbecues. 

The other buildings will be three-storey and two-storey structures. The development will also incorporate a club or community facility, a cafe with both indoor and outdoor seating, as well as a bistro and bar. All of these additions will look out to the greens.

Eastern Suburbs Leagues Club, which owns the property, partnered with Mirvac for the development. The group’s chairman, Nick Politis, said that the upcoming changes will enable Waverley Bowling Club to thrive as a favourite events and recreational venue for the local community. 

“We are committed to delivering a niche hospitality offering that includes an indoor-outdoor casual and contemporary café, bistro and bar, with a strong garden feel reminiscent of the site’s history, where our community can enjoy a social occasion with friends and family,” Mr Politis said.

For years, Eastern Suburbs Leagues Club sought to redevelop the site or face closure. Despite the opposition from some members, NSW Planning Portal approved the plans (DA-483/2018/A) with some modifications. 



Mirvac has not yet advertised the prices of the units but sales will begin a few months after the project breaks ground. 

Plans to Turn Waverley Bowling Club Into a Retirement Village Opposed

A group called Save Waverley Bowlo is campaigning against the demolition of the Waverley Bowling Club on Birrell Street as plans have been lodged to build a 90-unit retirement village and childcare facility in its place.

In December 2018, the Eastern Suburbs Leagues Club or East Leagues, which manages a number of modern sports, leisure and hospitality facilities around Australia, submitted plans to improve the Waverley Bowling Club with new greens and bowling facilities. However, part of its redevelopment would also include senior housing and childcare site, as well as a swimming pool, a gym, basement parking, and landscaping.

The development application is currently under assessment by the Waverley Council. If approved, the cost of the project could come up to $83 million.



Members of Save Waverley Bowlo, however, are convinced that the redevelopment of the bowling club will be excessive. As a result, the group has enjoined residents of Waverley to write letters to the Council to make their objections known.

Save Waverley Bowlo believes that the proposed new club would bring more traffic to the area and lessen the accessible and recreational spaces for locals to use. They also oppose the scale and the height of the buildings compared to the surrounding buildings in the community.

But the Easts Leagues said the redevelopment is necessary to ensure the continued operation of the Waverley Bowling Club. The facility has apparently been trading on deficits with less than 60 active members.

In 2014, East Leagues also submitted plans to redevelop the site into a $100 million sports and residential facility. However, it withdrew its plans after residents petitioned against the proposal, citing that they don’t want Waverley to become a mini-Las Vegas.



The Waverley Bowling Club is one of the oldest bowling facilities in Sydney, having been in operation for over 120 years.
